There isn’t one best commercial cleaning company in Bolingbrook. The right pick depends on what your building is, when it’s open, and how much goes wrong if the cleaning slips. A dental office, a distribution warehouse and a church fellowship hall need three very different kinds of help.
This guide covers ten companies that serve Bolingbrook, from small local crews to franchise brands. For each one, you’ll see what it says it does, who it probably suits, and what to ask before you sign. A short how-to-choose section follows the list.
We looked for companies that (1) say they serve Bolingbrook, either on their own site or in a public directory like HomeAdvisor or HomeGuide, (2) do commercial work and not only homes, and (3) describe their services publicly.
We did not rank by star rating. Ratings aren’t comparable across directories, and several of these companies have few or no public reviews. We also didn’t compare prices, because commercial cleaning rates are almost never published (more on that below).
One thing the list makes obvious: only a few of these companies are physically in Bolingbrook. Others are based in Bridgeview, Berwyn, Oswego, Justice or Carol Stream. That’s not a problem by itself, but it can affect how quickly someone shows up when you need an extra visit.
Based in: Bolingbrook, IL · Focus: commercial cleaning only
Nissi works only with businesses and shared spaces, never homes. Its website lists medical clinics, dental offices, gyms, churches, schools, daycares, warehouses and apartment common areas. It says it schedules around your hours (early mornings, evenings, overnight, and weekends), offers both one-time deep cleans and recurring service, and quotes after a walkthrough. The company also states that its team is background-checked and fully insured, and says it has 150+ clients. That figure comes from its own site.
Best for: daycares, schools, clinics and churches that want a cleaner who already understands those spaces. Worth asking: for the insurance documentation Nissi says it can provide. Ask every company on this list for the same.
Based in: Carol Stream, IL, with a dedicated Bolingbrook commercial page
This franchise describes itself as locally owned and says it has served the western suburbs for decades. Its Bolingbrook page talks about warehouses, retail spaces, and office parks, and gives examples like corporate offices along Veterans Parkway and distribution centers near I-55. Client testimonials on that page mention carpet cleaning, tile refinishing, and extra daily sanitizing.
Best for: mid-size offices and facilities that may need floor and carpet work on top of routine janitorial. Worth asking: which team would actually serve a Bolingbrook account, and how many people it would send.
Based in: Woodridge/Bolingbrook area · Service areas listed: Bolingbrook, Woodridge, Darien, Downers Grove and Lemont
SERVPRO is better known for restoration, and its pages also cover mold remediation. It also lists commercial janitorial service, emergency commercial cleaning, and carpet, furniture, and upholstery cleaning, with 24/7 emergency response.
Best for: businesses that want one vendor for both routine cleaning and the occasional emergency. Worth asking: whether recurring janitorial work is handled by the same crew as restoration jobs, and how it’s scheduled.
Based in: Bridgeview, IL
The company calls itself a one-stop shop for commercial and residential cleaning and says it customizes janitorial programs to each space. It shows up in HomeAdvisor results for the Bolingbrook area.
Best for: owners who want a custom scope instead of a fixed package. Worth asking: how far crews travel to reach Bolingbrook, and how quickly a missed visit gets corrected.
Based in: Chicagoland, serving northwest Indiana too
Its directory profile lists commercial spaces, apartment complexes, residential cleaning, and snow removal.
Best for: property managers who’d like cleaning and snow removal from a single vendor. Worth asking: whether snow removal sits under the same contract, and who’s on call during a winter storm.
Listed for: Bolingbrook-area searches on HomeAdvisor
One customer review on that listing describes using J&L for monthly cleaning of a storefront office. We found little else published about its services, which is useful to know on its own.
Best for: small storefront offices that need periodic cleaning. Worth asking: for a written scope, proof of insurance, and a reference, since there’s little public information to go on.
Based in: Oswego, IL
HomeGuide lists T&S as founded in 2017 and as serving Bolingbrook.
Best for: offices and small commercial spaces that want a company with a few years behind it. Worth asking: what the travel distance means for scheduling, and what’s included in a standard visit.
Based in: Justice, IL
HomeGuide lists this company as founded in 2020 and extending its service to surrounding areas, including Bolingbrook.
Best for: businesses comfortable working with a newer company. Worth asking: for references from similar buildings and for current insurance paperwork.
Based in: Berwyn, IL
A team of four cleaners, according to its profile, offering floor cleaning and polishing, commercial cleaning, rug and carpet cleaning, and house cleaning.
Best for: businesses where floors are the main headache. Worth asking: whether floor work is booked separately from routine cleaning, and what equipment it uses.
Based in: Bolingbrook, IL
A two-person team with four years in business, per its HomeGuide profile, offering commercial and house cleaning. The profile showed no reviews when we checked.
Best for: very small offices that want a nearby owner-operator. Worth asking: who covers when someone is sick, and whether the company carries insurance.

Commercial cleaning is priced by the job, not from a rate card. The usual drivers are the size of the building, the type of space, how often the crew comes, which areas are included, and extras like floor or carpet work. That’s why most companies, Nissi included, quote after a walkthrough or a conversation about the space. Be careful with any flat number quoted before someone has seen the building.
Don’t try to find the single best company. Pick two or three that fit your building type, book a walkthrough with each, and compare the written scope side by side before you look at price. The company that asks the most questions about your space is usually the one that’s thinking about it properly.

It depends on foot traffic and space type; busy shared areas need frequent service, quiet offices need less.
Either can work. Compare insurance, scope, references and response time instead of assuming size guarantees quality.
Task scope, visit frequency, supplies, insurance, contract length and cancellation terms, all written down.
Many companies offer one. Read cancellation and auto-renewal terms first, and ask about a trial period.
No. Nissi only provides commercial cleaning for businesses and shared-space properties.
